nestled between Dakota Ridge hogback and the foothills,
the area is made up of several separate neighborhoods.
Willow Springs is unique in that it was first developed back in the late 1970s and has been growing ever since. The first homes built exist in filings 1 and 2, and border the Red Rocks Country Club golf course. There are a variety of open space belts used for recreation and dog runs, as well as a new playground in what is known as Triangle Park. Neighbors gather at Triangle Park frequently for picnics, Halloween bonfires, and is also one of the locations for the school bus to stop in the morning and afternoon, taking elementary students over to Red Rocks elementary school.
Willow Springs is divided into 6 filings. Filings 1 & 2 are controlled by the same HOA, while all others have their own individual HOAs, fees, etc. See map for general division lines. As you travel up Willow Springs Drive, you enter filings 3 and 4, each with their own HOA and covenants. These houses are larger and tend to have more privacy and larger lots than the homes in filings 1 and 2. Further up the mountain, you will pass large rock outcroppings as you enter filings 5 and 6 known as Sundance and Falcon Ridge. Falcon Ridge has a private, gated entrance and are some of the largest, and newly built, homes in Willow Springs.
Willow Springs North Master
Willow Springs North Master community is located west of Red Rocks Country Club. Homes in this area include large duplexes as well as newer single family homes. All homes in this area are near the golf course and grounds are maintained by the HOA. Snow removal is also included.
Willowbrook was first developed in the 1960s. Homes are spaced farther apart than the other neighborhoods, with most homes on a 1.5—2 acre lot. All Willowbrook homes are completely unique in design, and some feature private swimming pools, large rock outcroppings, or natural features like streams or cattails.
Willowbrook has many unique amenities including a horse stable & arena, sand volleyball courts, a playground, tennis courts, and the Willowbrook Amphitheater.
Dakota & Dakota Pointe at Willow Springs
Dakotah Pointe is a smaller, condensed neighborhood that primarily consists of duplexes and triplexes. The homes are under a separate HOA and all exterior portions of the homes are maintained by the governing HOA including roofs, sidewalks, trees, and grassy areas. Snow removal is also included in the HOA fees, which includes driveways and sidewalks. The majority of the homes are tri-level (including basement) and include private patios and decks. Some of the units back to the golf course.
Lyons Ridge is one of the newest neighborhoods back here, and construction of the neighborhood began in 2014. KB Homes announced the grand opening of Lyons Ridge and described it as, “an idyllic new home community surrounded by sweeping foothills and the picturesque grounds of the Red Rocks Country Club golf course. The luxurious single-family homes available at Lyons Ridge feature elegant exteriors with classic Colorado stone-and-wood facades that complement the area’s natural beauty. Combined with the surrounding scenery, KB Home’s Lyons Ridge offers the tranquil charm of a mountain retreat with all of the conveniences of being near the major employment and retail centers of the greater Denver area.”
New one- and two-story floor plans at Lyons Ridge that range between 1,747 and 3,606 square feet, with up to seven bedrooms, three-and-a-half baths, and three-car garages. Homes feature open floor plans with great rooms, gourmet kitchens, and optional walk-out basements.
Montane is the area’s newest development with 48 custom lots and 52 semi-custom one acre lots. Montane architecture varies ranging from ranch style rustic to farmhouse, to classic modern. The 2019 Children’s Hospital Mighty Millions Raffle home was located in Montane. Many of the lots have wonderful foothills views and natural, native landscaping. The development also has a private playground and hiking trails.
Four builders were included on the development of Montane: Ades Design build, Masterpiece Custom Builder, Fletemeyer Homes, and Russo Residential. Depending on the design, custom homes are priced at approximately $2M. The semi-custom homes are built by Richmond American homes with floor plans of 3 to 7 bedrooms with one-acre sites.
Ken Caryl Valley
Ken Caryl Valley located just west of the hogback is accessed via Ken Caryl Avenue. The neighborhood stretches north and actually backs to Willowbrook, but there is no access between the two neighborhoods that are separated by bike trails.
“The Valley” boasts many amenities including an equestrian center, hiking/biking/horseback riding trails, several pools, parks, private open space, and The Manor House.
There are a wide variety of homes in Ken Caryl Valley with prices ranging from the mid $400s to $1M.
The Town of Morrison
The Town of Morrison has homes ranging from $300K—$2M and all are as unique as the property on which they are built. The Town of Morrison has a deep history dating back to the 1800s. The town is quaint and close-knit, and many homes sit on several acres and have unparalleled views of Red Rocks Park and Amphitheater or Mount Falcon.
The award winning local school, Red Rocks Elementary, is also located in town and has around 300 students kindergarten through 5th grade.

A central hub for golf and social activity is definitely Red Rocks Country Club. The club is privately owned, and both golf and social memberships are available.
