Real estate has never been just about buying and selling homes.
At its best, it's about helping people make confident decisions during some of the most important moments of their lives.
That philosophy has guided my career from the very beginning.
My path into real estate wasn't traditional. I earned a degree in Civil Engineering and later an Executive MBA before building businesses, investing in real estate, and developing properties of my own. Those experiences taught me to think analytically, ask better questions, and focus on long-term value rather than short-term transactions.
Today, those same principles shape how I represent my clients.
Over more than two decades, my practice has evolved to focus on Colorado's distinctive foothills communities and the exceptional homes that make them unique. From luxury estates and golf course properties to custom homes, acreage, and architecturally significant residences, I enjoy helping clients navigate transactions where careful strategy matters every bit as much as marketing.
I often tell clients that my job isn't simply to help them buy or sell a home.
It's to help them make better decisions.
Sometimes that means identifying improvements that will meaningfully increase value before a property goes on the market. Sometimes it means recognizing when a costly renovation is unlikely to provide a return. It may involve helping clients understand inspection findings, evaluate construction quality, navigate wildfire and insurance concerns, or negotiate complex contract terms with confidence.
The transaction is important.
The advice that shapes it is even more valuable.
As a longtime resident of Colorado's foothills and a Certified Wildfire Mitigation Specialist, I also understand that choosing a home here involves much more than square footage and comparable sales. Buyers and sellers benefit from local knowledge about neighborhoods, builders, topography, views, insurance availability, wildfire resilience, community character, and the countless small details that never appear in an online search.
I intentionally work with a limited number of clients each year because exceptional representation requires time, preparation, communication, and careful attention to detail. Every property deserves its own strategy. Every client deserves honest advice, whether or not it's the easiest conversation to have.
That philosophy is also why I chose to build a true partnership with Kathleen Hanvey.
Our strengths are different by design.
I bring an analytical perspective rooted in engineering, negotiation, pricing strategy, investment analysis, and long-term value.
Kathleen brings extraordinary talent in storytelling, marketing, professional staging, client experience, and helping families navigate major life transitions with empathy and creativity.
Together, we challenge one another's assumptions, solve problems collaboratively, and give every client the benefit of two experienced advisors working toward a common goal.
We didn't build The Red Rocks Team to become the biggest.
We built it to provide the kind of thoughtful representation we would want for our own families.
Many of our clients come to us during moments of significant change—retirement, downsizing, relocation, estate transitions, growing families, or pursuing a lifelong dream of living in Colorado's foothills. Being invited into those moments is both a privilege and a responsibility that I never take lightly.
At the end of the day, success isn't measured by the number of homes I've sold or the awards on a wall.
It's measured by the trust clients place in me, the relationships that continue long after closing, and the confidence they feel knowing they had an experienced advisor helping guide the way.
The best compliment I receive isn't that I sold someone's home quickly or negotiated a great price. It's when clients tell their friends and family, 'Call Todd first. Even if you're not ready to move yet, he'll help you make the right decision.' That's the kind of trust I've tried to earn throughout my career—and it's the standard I strive to uphold every day.
